Gallery at Hotel Arts - 1
Street & 13 Avenue SW

Yet
another commercial project is planned for First Street SW, starting
on the south side of the existing Formans Fashion Group building
and wrapping around to the 13th Avenue frontage, also sharing
the block with Hotel Arts. The commercial complex will consist
of 22,000 square feet of retail on the main level, with 44,000
square feet of office space on two stories above.
Also planned for the eastern portion of the block is a residential
component, yet to be announced.
Construction is now underway on the commercial portion of the
complex, and Victoria Crossing is pleased to welcome this new
project to add to the retail vitality of the Scarth Street District.
A
high end boutique and national coffee shop have already signed
on to occupy a portion of the main level, and the remaining portion
of retail space along 1 Street SW will be dedicated to upscale

Nuera

Cove Properties presents Nuera: two identical 36-storey residential
towers in the northwest corner of the Stampede Station site. Each
tower will feature 231 skyhomes, ranging from 650-1400 square
feet, from one-bedroom to penthouse floorplans. The condos are
designed as SMARTcondosTM - energy efficient
and environmentally friendly to standards exclusive to Cove Properties.
The exterior of the towers are attractively finished with a mainly
glass streamlined look, and the retail podium features brick cladding,
consistent with the look of other buildings in the area of the
Warehouse District.
Nuera's Discovery Centre is now open in the main floor of Sasso
at 1410 - 1 Street SE, continually adding new components to give
you more sneak peeks at the Nuera plans. Phase 1 of Nuera is now
sold out, and Phase 2 is currently 70% sold.
Construction of Nuera is now in progress, celebrating the groundbreaking
on June 15, 2007. George Brookman, President of the Calgary Exhibition
& Stampede, along with David Low, Victoria Crossing's Executive
Director, were present at the event to congratulate Cove Properties
on the groundbreaking and to welcome the Nuera project to the
community.

Keynote
brings an exciting concept to the list of development projects
in Victoria Crossing; a mixed-use project designed by Gibbs|Gage
Architects. The project plans consist of two residential towers,
26 and 34 storeys in height, and an office tower, 14 storeys in
height. The residential towers will add a total of 420 residential
units to the already booming condo market in this area. All three
towers together will feature a total of nearly 38,000 square feet
of retail space on the main and second levels.
The situation of the buildings is in a 45 degree angle to the
streets, creating less shadowing and more of an interesting aesthetic
look. Efforts have also been made in the planning to contribute
to a vibrant, active street front and a pedestrian-oriented internal
street will run across the middle of the block, resulting in an
"Urban Village" sensibility.
On March 14, 2007, Keynote announced its exciting new partner
and anchor retail tenant, Sunterra Market. The two storey, 32,000
sq. ft. market will feature an expanded mix of Sunterra’s
popular grocery ‘market’ offerings, a fully licensed
restaurant, a wine shop, and a coffee shop. Sunterra Market will
also have access to the second storey roof top green space, which
will make for a unique dining experience. The Market will also
serve as a platform for Sunterra to expand its increasingly popular
catering offerings, serving both residential and business clients.

Union Square - First

Apex Limited Partnership and Western Securities have teamed up to
develop the strip of land, including the Mescalero/Underwood Block,
along 1st Street SW between 13 and 14 Avenues. Phase one of the
project, which includes a 27-storey tower, 18,000 square feet of
retail and restaurant on the main level, and townhouses facing Haultain
Park, has also committed funds toward the revitalization of Haultain
Park. The Park's revitalization project is now underway, with the
Parks Foundation celebrating the sod turning on May 26, 2006.
The condominium towers, boasting the latest in contemporary interior
design, will contain only seven suites per floor; a floor plate
that creates optimal potential for great views and comfortable living.
Suite sizes will range from 635 square feet in one-bedroom suites
to 1700 in penthouse suites, some of which will be two-storey. Most
unique about this condo project is the "urban parkside living
aspect", much like having a large backyard with a condo, which
is rare in the inner city.
This mixed-use project is extremely exciting for the BRZ, as it
not only will enhance the vitality of First Street SW, but also
initiates improvement of our public spaces. It is important to note
that the townhouses and the restaurant patio are all facing the
park, which creates "eyes on the park", discouraging any
undesirable activity.
The Union Square project was released in October 2004, a Preview
Centre is open in the former Mescalero location (1325 - 1 Street
SW), and construction has now commenced for Phase I (North Tower).

Stampede Station
The land that lies between 13th and 15th Avenues SW (formerly
known as the Campeau Lands) is soon to become a large office,
residential and hotel/entertainment complex. The site, directly
across Macleod Trail from the Victoria Park/Stampede LRT station,
currently exists as a surface parking lot and the construction
site for the Sasso, Vetro and Nuera residential projects. Sasso
has now been completed, and Vetro is well underway, and Nuera
broke ground in June 2007.
The current proposal for Stampede Station will eventually see
two office towers (shown, left), four residential towers (Sasso,
Vetro and Nuera) and a hotel/retail building, in conjunction with
the largest parking garage in the city with 2500+ stalls and an
extensive retail component.
Construction has commenced for Phase I, the 9-storey office tower,
and the 160,000 square feet of office space will be built on a
speculative basis with an estimated completion in late 2008. The
official groundbreaking of the first phase of Stampede Station
took place June 21, 2006. The development will also include 290
underground parking stalls in Phase I alone. Phase II is planned
to be a 19-storey office tower with above- and below-grade parking
and retail on the main level.
A +30 pedestrian connection will connect the Stampede Station
development to Stampede Park.

Ribtor
East
Construction on the second building on the Ribtor property
(318 - 11 Avenue SE) has begun following a ground breaking ceremeony
on June 23, 2006.
Ribtor East will be a mirror image of the original historical Ribtor
building, 4 storeys in height with 45,000 square feet of office
space and two levels of underground parking. The new building entrance
will face the current building, with a canopy connecting the two
over a central courtyard.
The top two floors are leased and two floors are still available,
and the building could be completed in late 2007. |

Haultain Park
The Parks Foundation, Calgary is moving forward on its
revitalization of the historical Haultain Park. A sod turning ceremony
on May 26, 2006 (shown, left) marked the start of the project.
The revitalized park features a new playground, mini soccer field,
new tennis courts, upgraded landscaping, winding pathways and enhanced
lighting. The $3.2 million renovation also includes restoration
of the 1894 sandstone school building and promises to create a more
vibrant space for the entire community.
Phase one of the park redevelopment was commemorated with a ceremony
on November 29, 2006. Attractive pathways and linking sidewalks
have been installed along with the first new tree. Lighting, benches,
and bike racks were also installed in phase one, and trees and shrubs
will continue to be planted throughout the park.
Phase two will commence as soon as the Union Square underground
parkade is completed, and a new playground and soccer field will
be developed on top of the parking complex.

Calgary

The new Trade and Entertainment Complex, as part of the Calgary
Exhibition & Stampede's expansion plans, includes a building
for the relocated Stampede Casino, a new hotel and the Roundup Centre
expansion.
The outdated Big Four building is currently home to the Stampede
Casino, and Expansion Plans include the relocation of the casino
to a new stand-alone building that can better meet the needs of
the casino operations. An architect has been chosen to design the
new casino, which will be built on the north side of the expansion
area (12 Avenue). The Stampede celebrated a groundbreaking ceremony
for the relocated casino on June 7, 2006 (shown, left) and it is
expected to open in the summer of 2008.
The idea of incorporating a hotel onto the Stampede Grounds
helps to create synergies between an expanded Roundup Centre, the
new casino and the hotel for better economic development and entertainment
opportunities. The hotel is slated for construction in 2007.
The Roundup Centre expansion will enable the Stampede to house even
more than the 1,300 events that they currently host in a year. The
newest addition to the Roundup Centre is now in the development
permit application stage, with phase one including a new exhibition
hall, a much-needed increase in back of house space and new loading
docks, with retention of the existing Roundup Centre main entrance. |

IBM Corporate Park

The second and third phases of the IBM Campus-style office development
on 11 and 12 Avenues at 2 Street SW are now underway. The two new
buildings will each be six storeys in height, and will be strictly
office use. Plans also include a landscaped sheltered public courtyard

Construction on the second building is well underway and is slated
for completion by Summer 2007.
The entire building will be home to Newalta (industrial & environmental
services).

Construction commenced in March 2006 with a groundbreaking ceremony
on March 22, but the developer (Rockwell Development Group) announced
in July 2006 that the project will be postponed due to a rise
in construction and labour costs. We look forward to a re-launch
of the project once the numbers have been reviewed and finalized. |

arriVa

Phase one of the arriVa project celebrated its groundbreaking
with a ceremony on April 26, 2005, and Victoria Crossing is thoroughly
excited to see the construction commence on this fantastic project,
with the first tower currently standing at its full finished height
(34 stories).
The arriVa condo project will include mixed-use commercial/residential,
retaining both the historic sandstone school building and the
school bungalow. The sandstone school will be converted to office
space, and restoration of this historical building is now completed,
with Venture Communications occupying the space as of July 2006.
The bungalow will be moved to the south side of the site when
the third tower is under construction and will become a restaurant.
Three condo towers are planned for the site with the first two
being 34 and 42 stories in height respectively. arriVa 42 will
proudly stand as Alberta's tallest residential skyscraper. Each
floor will contain only six suites, ranging from 800 to 3400 square
feet. Needless to say, the views from each suite will be spectacular,
and designs include window walls in each suite to fully enjoy
the vistas and admit optimal natural light.
The increased density, in conjunction with the addition of retail
and office space on the street level and a commercial use building
(phase 1A), will contribute to the further enhancement of Victoria
Crossing as a business community, and we are pleased to welcome
arriVa to the area.
A spectacular show suite can be viewed at the arriVa preview centre
on the corner of 11 Avenue and 3 Street SE (in the Victoria School
bungalow). The units in the first arriVa tower are sold
out and residents are forecasted to be moving in as early
as Fall 2007. The retail/commercial space in Phase One of arriVa
is currently 90% leased. arriVa 42, the second tower, should be
breaking ground in Summer 2007 and is 70% sold as of April 2007,
